Eight months can feel like a long time.
But in construction, eight months can also reveal a lot.
At the beginning of Genesis, there were plans, drawings, conversations and a vision for what the development would become.
Today, there is something much more important for a property buyer to look at:
Progress you can see.
And that brings us to an important question:
When you’re buying property from a developer, what should you actually be looking at?
A beautiful brochure can tell you what a developer plans to build.
A construction site can begin to show you what they are actually doing.
1. Look at Execution, Not Just Promises
When considering a property that is still under development, it is natural to focus on the renders.
They show you the finished vision.
But buyers should also ask:
Has construction started?
What progress has been made?
Can I inspect the site?
Is there visible evidence of ongoing work?
The difference between a promise and a development is execution.
Genesis gives us an opportunity to demonstrate this principle.
What began as a development plan has progressively taken physical shape over the past eight months.
The building becomes part of the proof.
2. Ask About the Developer’s Track Record
A property doesn’t exist in isolation.
There is a developer behind it.
Before committing your money, take some time to understand who you’re buying from.
Look at:
- Previous completed projects
- Current developments
- Construction experience
- Project progress
- The company’s approach to delivery
- Whether you can physically inspect their work
A developer’s track record doesn’t eliminate every possible risk, but it gives you more information to work with when making your decision.
3. Visit the Site If You Can
Pictures are useful.
Videos are useful.
Brochures are useful.
But whenever possible, see the development for yourself.
A site inspection allows you to understand the scale of the project, observe progress and ask questions directly.
For buyers who cannot visit physically, especially Nigerians in the diaspora, a virtual walkthrough and proper documentation can provide another way to understand the development before making a decision.
The point is simple:
Don’t make a major property decision based only on what you see on Instagram.
4. Understand What You’re Buying
A property purchase is more than selecting a beautiful apartment.
You should understand:
What exactly am I purchasing?
Where is the property located?
What stage is construction currently at?
What documentation applies to the property?
What is the payment structure?
What does the development offer?
Who is developing it?
The more informed you are, the better positioned you are to make a decision that fits your goals.
Genesis Is One Story. Your Next Opportunity Could Be Another.
Genesis represents an important part of Legendary Foreshore’s development journey.
But we’re not only building one project.
Our current developments include The Petra and Lighthouse, offering buyers different opportunities depending on their lifestyle and investment objectives.
And this is where the bigger lesson comes in.
You don’t have to wait until a development is completed before you start paying attention.
Sometimes, the opportunity is in getting in while you can still see the development taking shape.
That doesn’t mean rushing into a purchase.
It means doing your research, asking questions, inspecting the development and understanding the opportunity before making your decision.
Before You Buy From Any Developer, Ask These Questions
What have they built before?
What are they building now?
Can I see the progress?
Can I inspect the site?
What documentation is available?
What is the payment structure?
Does the property make sense for my investment or lifestyle goals?
These questions can help you move from simply being impressed by a property to actually understanding the opportunity.
The plans tell you what is intended.
The construction shows you what is happening.
And at Legendary Foreshore, we’re continuing to turn plans into physical developments.
If you’re considering The Petra or Lighthouse, speak with our team, request the project information and, where possible, come and see what we’re building for yourself.
